A Multi-Modal Mixed-Use Node in the City
Completed in 2019, Vanke Tianjin Liqizhuang integrates office, retail, and a major bus terminal into a 60,000 sqm vertical complex in the heart of Tianjin. The project is structured around a four-storey commercial podium, with transport and public access embedded at ground level and office spaces above.
Urban Node with Multi-Layered Functions
Situated in Liqizhuang, a dense urban neighbourhood in Tianjin, the development brings together transport infrastructure and daily amenities under one roof. The ground levels accommodate a 6,400 sqm bus terminal, bus operator offices, and a direct metro entrance, allowing seamless public transport access.

Podium and Retail Structure
The four-storey podium hosts 18,000 sqm of indoor retail including supermarkets and dining areas. Public functions and retail circulation are organised around an accessible layout that supports large daily footfall and convenient pedestrian flow between transport, shops, and services.

Offices above the City Garden
Above the commercial plinth, the fifth level transitions into an open landscaped garden—an urban break space for workers and visitors. From level six upwards, the tower rises to 97 metres, with over 41,000 sqm of office space distributed across 15 floors.

Vertical Integration for a Compact City
With a total GFA of 60,338 sqm, the project exemplifies vertical mixed-use development within a compact site. Its “elevated city” concept aims to consolidate daily life, work, and transit into one integrated structure that enhances both convenience and urban density.
